Pre-approved.

When we picked up the contract so we could check it out before signing it, our sales rep also handed us a large folder stamped NVR.  Yikes.


I was expecting to not have to do any mortgage paper work until after we signed the contract, so I immediately started that little panicky feeling in my stomach, coupled with hot flashes.  Things are really crunched right now and I don't have time to look up all my financial info before next weekend.  I've been moving money around, closing accounts, opening accounts, making IRA contributions and quite frankly, because its all been done so recently, I have no idea what money is where.  And don't have time to figure it out until next week.

(of course, I have time to blog, but that's besides the point).

Luckily, the only thing we really had to do this week was sign the permission sheet so the loan officer could check our credit scores.  BF sent them over yesterday morning, and by the end of the day we had our pre-qualification.  I guess that's all we need to sign the paperwork.

Eek.

Next step:  Call and schedule our contract meeting.

Am I really doing this?

  1. HA I know how you feel! Its like you walk out of the model and think "did I SERIOUSLY just buy a house?!" I mean of course there a heck of alot more signing before you actually buy it...but that feeling can be overwhelming. Best of luck to everything going smoothly. For us...so far so good :) (knock on wood...preferably Cherry ;-)

  2. Are you pre-qualified or pre-approved? The first means you qualify for the loan. The second comes with a loan commitment letter saying they are prepared to give you loan pending final approval from underwriting.

    Either way...your paperwork has probably just begun. They want everything!! GL!! lol Glad you got some good news! Congrats!

  3. Congrats and yes Noey is right! Every time I hand in 30 pieces of paper to underwriting they want 5 more explaining the other ones! Frustrating! I thought I was pre-approved and it would be easy! Not at all! I should know this week for final approval....thank God! No more digging in every part of my life! Good luck!

  4. All I can say is be prepared! Like Momoftwins said they will want the this and then the next day they will want that. Just make sure to start carrying a folder with all of your bank statements, retirement statements, paystubs, 1099s (2 years worth), ssn card, copy of you DL....etc LOL this is all the stuff I had to send that I can think of off the top of my head.

  5. Congrats it is a good idea to put all the important papers together in one folder that way can always go back and access it for the bank. Be ready for one long fun journey in your life and hold on! :)

And the paperwork for the loan is only half the crazy fun...wait till you start talking, Guardian meeting, flooring meeting, stand options and dare I say "custom" options...the next few weeks "The House" will just consume you. Remember to breathe and enjoy the process. We are almost 6 months in and are still making changes and still have a month to go till we break ground.
